Renting with Your Pet 🐾
We all know that our pets easily become members of our families, which is why it’s so important for us to know what renting in Orlando looks like when making the magical move with our special friends. Below are some FAQs on renting with pets.
Is there a restriction on what type of pet is allowed in a rental property?
Most apartment complexes in the area allow for cats and dogs with some breed restriction. You will find that many apartment communities allow for these types of pets only, which means pets like reptiles or rabbits, for example, are excluded from that list. However, it is not impossible to find a community that welcomes all pets!
When renting a property like a single-family home or townhome, the pet policy is at the discretion of the landlord or property manager.
Which breeds are commonly restricted from apartment communities?
Unfortunately, breeds commonly restricted from apartment communities and other rental properties include:
- Alaskan Malamute
- Cane Corso
- German Pinscher
- German Shepard
- Pitbull Mix
- Pitbull Terrier
- Chow Chow
- Rhodesian Ridgeback
- Siberian Husky
- Staffordshire Terrier
- Wolf Hybrid
*Note* These breeds are commonly restricted but every property is different, there are many properties and communities that do welcome all pets.
What fees can I expect to pay when renting with my pets?
These fees vary depending on the property or community, however, most will require a one-time pet deposit or refundable pet fee, and sometimes include a monthly pet rent.
- One Time Pet Fee/Deposit Range: $100-350
- Pet Rent Range: $10-$20 Per Month Per Pet
- Some properties may require a pet application fee which can range from: $15-20
Do I need to pay a fee or pet rent for assistance animals?
Per the FHAct Guidelines, there is no charge for special assistance animals. Most apartment communities or property management companies will require a request form for an assistance animal to review for approval.
Do apartment communities offer outdoor amenities for pets?
Yes! Many apartment communities will offer amenities like dog parks or courses. When searching for an apartment, it’s a great idea to inquire about space for your pup to get their exercise in.
If you’re looking to rent a home, check out the area and neighborhood and see if there are any neighborhood parks or green areas that are pet friendly.
