  • If you’re looking for a scenic community close to Orlando’s major points of interest, Hunters Creek is for you. Neighborhoods and are well-maintained and landscaping is neat and tended to. Want to be close to the theme parks without being in the middle of major tourist areas? This is your place. There is so much available to the residents of the area. When I lived in Hunters Creek, I loved that I was able to stop in at Target, have lunch with friends, and see the latest movies, all 10 minutes or less from my home.

  • John loves that his Hunters Creek home has water views and is close to shopping and restaurants.

    Carla & Joseph love having a home with a pool, close to great restaurants. They first looked in Davenport, but decided Hunters Creek offered more to do. They wanted to be within 15 minutes of Disney.

  • With lots of shopping comes lots of traffic, and the main roadways like John Young Parkway and Orange Blossom Trail can get congested during rush hour.

    All homes were built in the 80’s and 90’s.

  • Hunters Creek Golf Club

    The Hunter’s Creek Golf Club was previously rated nationally by Golf Digest as one of the “Top 75 Courses to Play”. The course is lined with beautiful trees, strategically placed bunkers, all set around 13 lakes. 

    Shopping

    Hunters Creek has three major shopping centers, The Loop, The Loop West, and The Crosslands Shopping Center. Among the three, you will find stores like Home Goods, Old Navy, Ross, Forever 21, The Fresh Market, Books-A-Million, Sports Authority, Regal Cinemas, and much more

    Gatorland

    If you’re looking to spend some time outdoors, you can visit some local reptiles with the family at Gatorland. Gatorland offers adventures like Ziplining, Barnyard Petting and Feeding, and an opportunity to meet a gator! 

Kissimmee

  • Kissimmee is probably best known for its quirky charm and its proximity to Orlando’s major theme parks and attractions. Homes are offered at an affordable price, and the entertainment options are endless! You can enjoy airboat rides and camping or if you’re more laid back maybe check out a lakeside park and local shopping. When I was younger, I loved visiting all the tourist attractions and gift shops with my grandmother, it somewhat felt like we were always on vacation in our own hometown, there’s no feeling like it!

    Many neighborhoods are rental communities, and a local community feel can be hard to find.

  • Historic Downtown Kissimmee

    What I love most about Kissimmee’s old school charm. With brick paved streets, Historic Downtown Kissimmee offers a great selection of Dining, music and entertainment. Don’t forget to pop into their unique shops where you’ll find a collection of antique furniture, china, crystal, and more.

    Kissimmee Lakefront

    The Kissimmee lakefront is an inviting spot to take the family. The gorgeous lakefront is accompanied by walking trails, playgrounds, and picnic areas.

    Old Town

    This is the perfect place to be a “local tourist”. Old town is a recreation of an old, classic, Florida town. You’ll go back in time with their 1950s themed car show and shops. You’ll enjoy unique eats at El Borrego to classic eats like Nathan’s Hot Dogs along with family friendly rides and attractions.

Lake Nova

    The “hub” of Lake Nona! Here you’ll find dozens of restaurants, hotels, Boxi Park (featured below) and tons of shopping.

    Boxi Park:

    A food park constructed completely out of repurposed shipping containers. Its Vendors offer a little taste of everything from fresh lobster rolls and inventive tacos to a premier cocktail bar and live music, you’re sure to have a great time with friends and family.

    Drive Shack / Lake Nona

    A golf-themed place for fun. You don’t have to be a pro golfer to have a fun day out at Drive Shack. There are a variety of games for everyone. Enjoy Drive Shack’s craft beers, cocktails and chef-inspired menu.

Champions Gate/Davenport

  • If you’re looking for easy access to experience all the fun and magic of Orlando entertainment at an affordable price, Davenport or Champions Gate might be right for you! This area is one of the best value’s in Orlando.

    The Davenport and Champions Gate areas are quickly growing, featuring affordable new homes in quiet neighborhoods, surrounded by easy access to big box stores and chain restaurants. Given the continual development, there is no time like the present to capitalize on the great value of these areas before prices go up.

  • Blake and Katie found their dream home at a dream price in Davenport. They picked a home that needed work, but were able to get a huge pool and the square footage they wanted.

    Angelica and Jared bought a 2 year old home that was move-in ready! They were on a tight budget and didn’t think they could afford something new and maintenance-free.

  • Traffic on I-4 is consistently heavy en route to Disney and Orlando

    Davenport sits at the very edge of Orlando, and may require longer commutes

  • Posner Park:

    Head on down the road to Posner Park, a shopping center complete with the essentials like Target, Best Buy, Chipotle, Starbucks and more. This area is essential for locals, and the main (only) place to shop nearby.

    Omni Resort in Champions Gate:

    This hotel is massive and has one of the most relaxing lazy rivers in Orlando. This is the star of Champion’s Gate.

    Sunday’s Bar and grill:

    Enjoy the tastiest fish and chips outside of the UK. Don’t worry, I was skeptical too until I tried it!

    This event only takes place during the holidays, however, it is a longtime, local favorite.

    Because we don’t see snow here in Orlando (A main reason why most choose to move here!) On the streets of their town center, Celebration brings their version of snow to Orlando-Snop (Non-toxic soap). It’s an incredibly exciting event for the family. The kiddos especially love running after and catching the “snowflakes”.

    Celebration Farmers Market

    A great way to spend your sunday morning! The Celebration Farmers Market offers a selection of handmade crafts, delicious food, hot sauces, and more all with a gorgeous lake view.

  • If you’re looking for affordable housing in a laid back Florida town, St. Cloud may be the choice! Over the years, the city of St. Cloud has merged with Kissimmee. On the very outskirts of Central Florida, St. Cloud is popular with outdoorsmen and fishers, thanks to the huge East Lake Toho. Here in St. Cloud, you’ll find great starter homes!

    Once you’re in St. Cloud, you’ll notice things haven’t changed much – St. Cloud offers affordable, unpretentious housing with a rural feel. The area was once home to many cattle ranches!

  • Marla & Tanner purchased their very first home in St. Cloud. Marla works in Lake Nona, and has family in Kissimmee. The couple wanted an affordable starter home where they could raise a family while still being close to Lake Nona and Kissimmee.

    The St. Cloud Twin

    The St. Cloud Twin Theater, built in 1917, is one of the oldest theaters in Florida. With only theaters and loads of charm, you’ll be transported back to simpler times.

  • This is by far our most popular home buying neighborhood! Hamlin is the newest suburb of Orlando and is quickly becoming one of the fastest-growing areas in Orlando! With a brand new town center to stroll around, all the essentials are close by. Clean, upscale, brand-new homes are plentiful, too. The community features extra wide biking and walking trails.

    Hamlin is a master planned suburb designed with different areas in mind: residential, shopping, play, and health. This area has rolling hills and beautifully-designed shopping centers.

  • Betty & Andrea wanted a smaller home in a higher-end area close to the local walmart. They wanted to be close to Disney without losing the residential feel.

    Mike & Rob looked all over Ocoee, Winter Garden, and Windermere but chose Hamlin for the crisp, clean neighborhood feel with amenities and shopping close by. They wanted to be as close to Disney as possible.

    Southern Hills Farm

    Traveling down a five minute clay/dirt road, you’ll find Southern Hills Farm, the perfect place to pick blueberries!

Downtown Orlando

  • You may not recognize downtown Orlando if you haven’t been in the last 10 years; Our vibrant downtown is packed full of new and exciting restaurants, shops, and bars. Sodo (South of Downtown), Thornton Park, Delaney Park, Baldwin Park, and College Park are the most popular places to live in Downtown Orlando.

    The most exciting reason to live in Downtown Orlando is the growth and redevelopment! Downtown offers tons of exciting venues, restaurants, and bars – Our city has so much to offer! Professional basketball, our food scene, and entertainment options are endless.

  • Chris started his search looking for a townhome or condo downtown. He wanted to be close to the Dr. Phillips Performing Arts Center since he likes going to concerts and off-broadway shows. He purchased a condo downtown because the layout and price were exactly what he was looking for.

  • The “I-4 Ultimate” remodel can be a pain at the intersection of I-4 & Toll road 408. This is the biggest intersection in downtown Orlando.

    Road noise, lights, and airplane noise from the Orlando Executive Airport should be considered.

    Special events like NBA games, concerts and more can affect traffic in the evening.

  • Dr. Phillips Performing Arts Center

    One of our favorite places in Downtown Orlando. Built in 2011, the Dr. Phillips Performing Arts Center is a state-of-the-art, beautiful theater showcasing the best of off-broadway performances.

    Lake Eola Park

    Lake Eola is the unofficial logo of Downtown Orlando, and the symbol of our city. Take a quick stroll around the lake, and you’ll find our famous swans and rainbow-painted Walt Disney World Amphitheater.

    SAK Comedy Club

    The SAK Comedy Lab is a family-friendly improv club where it’s almost guaranteed you’ll leave happier than when you came in! They’ve been in business almost 30 years, and are one of our favorite places for a date night, or quick night out with friends.

Clermont

  • Average home details:

  • Clermont has the highest elevation in Central Florida. With so many hills and elevation changes, it’s hard to imagine you’re only 30 minutes from Disney! Forget swamps and marshes, Clermont feels like a small Northern town combined with Southern live oaks and Spanish moss. Clermont offers affordable homes, a friendly atmosphere, and the subtlest of nods to Disney – Short-term rental homes like Airbnb are harder to find in Clermont.

    Once you visit Clermont, it’s easy to see the charm: Clermont is residential, family-focused, and poised for growth. Much of Clermont is still farmland, but new home subdivisions are literally changing the landscape.

  • Jeff & Christine moved to Clermont because they wanted to raise their two daughters in a quieter section of Orlando in a gated neighborhood. They also wanted to be less than 30 minutes to Disney.

    Scott & Kim are active cyclists, Disney fans, and wanted to be close to the popular West Orange bike trail in Winter Garden. The Winter Garden price point was higher than the couple wanted, but we found a new build community in Clermont with the perfect price and distance to the trails.

  • Highway 50: Clermont is connected directly to Orlando only by one road: highway 50. Commuting on 50 to and from downtown Orlando can be tough during rush hour.

    Historic Downtown Clermont: Down has seen tons of revitalization in recent years, but some buildings & homes are in obvious need or repair.

    Distance: Clermont is geographically far from other areas of Orlando

  • Historic Downtown Clermont

    Downtown Clermont is a hotspot of activity for locals. Fun restaurants and breweries provide a similar feel to Winter Garden, but without the higher-end feel. Suncreek brewery makes a great beer. Don’t forget to check out Energy Lab Coffee, too: Part bike store / part craft espresso cafe.

    Lake Louisa State Park

    Take a break from the city and explore the enormous Lake Louisa State Park. Enjoy walking trails, mountain bike trails, boating, and more!

    Lakeridge Winery and Vineyard

    Lakeridge Winery is the largest premium winery in Florida, and is well-known in Central Florida. Stop by for wine-tasting 7 days a week!

Dr. Phillips

  • If restaurants, shopping, and Trader Joe’s are important to you, then look no further than Dr. Phillips! Named after the famous Citrus producer Dr. Phillip Phillips, this area is known for a variety of exciting restaurants and proximity to the parks. One of the most important takeaways of Dr. Phillips is the community’s residential feel – This is an area where you’ll know your neighbors; short term rentals are hard to find here.

    The Dr. Phillips’ area rose to prominence in the 1980’s. Dr. Phillips is a small geographical area, and was quickly developed by the 1990’s. This is a great place to find a home ready to remodel in a prime location. Only 5 minutes from Universal Studios and 10 minutes from Disney, this area is home to many locals who love Disney but don’t want to be too close to the magic.

  • Jeremy and Liz K. began their search in Lake Mary, but decided Dr. Phillips was a better fit for their needs. They regularly eat vegetarian and Kosher meals, so being only 10 minutes from Whole Foods and Trader Joe’s was important to their needs. They also wanted to be close to Disney! They bought a beautiful pool home on a corner lot that needed cosmetic updates.

    Denise & Tom G. purchased a home in Dr. Phillips that was only 5 minutes to Universal. Tom works in upper management at Universal, and needed to live close by. They can now see Universal fireworks from their front lawn!

  • Older homes may not be for everyone

    Dr. Phillips is residential, but close to International Drive, which is home to the Orlando Icon, gift shops, and more.

    Dr. Phillips traffic can be busy, since the area is so centrally located.

  • Restaurant Row

    “Restaurant Row” has some of the best restaurants in Orlando. Slate, Morton’s steakhouse, Ruth’s Chris Steakhouse, and Season’s 52 are all within a mile of each other.

    Mall at Millenia

    The Mall at Millenia is one of the best places to shop. With upscale stores like Neiman Marcus and Bloomingdale’s, the Mall at Millenia is easily the best place to shop in Orlando.

    Bay Hill Golf Club & Lodge

    Host of the annual Arnold Palmer Invitational, the Bay Hill Golf Club and Lodge is as famous as they come. One of the top golf courses in Orlando.

Winter Park

  • Winter Garden seemingly has it all: quiet walking trails, a charming historic town center, and a small-town feel residents love. Rolling hills, huge oak trees, and a lively weekly farmer’s markets are only a few of the highlights. Here, you’ll hardly remember life without iced tea and rocking chairs!

    Brick-lined streets lead you to the tastiest restaurants in town – whether you’re looking for local favorites or your trusty chain restaurant. You may even see an orange grove or two on your way to Disney.

  • Carrie & Tara bought a large, luxurious pool home for their growing daughter. They wanted an almost new home in an A-rated school district.

    Melissa and Juan wanted a large home in a master planned community. Melissa is a civil engineer, so she appreciates walkable communities with green spaces and trails.

  • Historic Plant Street

    Plant Street is the jewel of Winter Garden. Brick-lined roads lead you to hidden local restaurants and breweries, like Crooked Can and 4Rivers smokehouse.

    West Orange Trail

    Grab your bikes and take a ride on Orlando's most popular 20 mile trail! Meet with local cyclists and marathoners who love the Florida sunshine as much as you. The trail passes through Plant Street, so take a break and enjoy an iced coffee at Axum Coffee – one of the best local spots.

    Winter Garden Village

    The Butler Chain of Lakes is an amazing fishing and boating haven. The 11 interconnected lakes are practically exclusive for locals, since public boat ramps are hard to find. Water skiing, fishing, and boating are popular hobbies for locals.
